Land Sale Notice

In obedience to a decree of the Chancery Court at Livingston, Tennessee made at the November 5, 2012 Session, in the above cause, I will on Saturday, December 15, 2012, beginning at 10:01 A.M. Daylight Saving Time, on the premises, sell to the highest and best bidder the property in said decree described, being Timber and Farm Land located on Thorn Gap Road.

Lying and being in the 8th Civil District of Overton County, Tennessee, as follows:

Lying and being in the 8th Civil District of Overton County Tennessee, described as follows, to-wit:

TRACT NO. 1: Bounded as follows: Beginning on two small post oaks on the west bank of Thorn Gap Road, J.T. Romines’ southwest corner; thence east 174 poles to a white oak, the corner of Romines; thence north 52 deg. East 26 poles to dogwood and black oak pointer; thence north 75 deg. East 23 poles to a rock, Romines’ corner at the road; thence with said road south 54 deg. East 15-1/2 poles to a rock in the said road; thence east 1 pole to a black walnut in Romines’ line on the side of the road; thence with road south 70 deg. East 17 poles to a set stone on south side of road, thence south 19 deg. West 37 poles to center of spring cave, thence south 31 deg. West 176 poles to the walnut corner now a set stone; thence south 58 deg. West 38 poles to a stake and sourwood pointer in Doil Looper’s line; thence with a fence north 62 poles to a stake; thence north 45 deg. West 26 poles to a stake; thence north 15 deg. West 34 poles to a stake; thence north 9 deg. East 19 poles to a chestnut stump, C.W. Romins’ corner; thence with fence north 55 deg. West 18 poles to a stake in old road; thence with said old road north 38 deg. West 37 poles to a stake in Thorn Gap Road; thence with said road northward 52 poles to the beginning, containing 175 acres more or less.

TRACT No. 2: Beginning at the old Kimes or Aunt Belle Road, being 45 feet west of Marace Matheny’s line; running thence southeastwardly to the four acres field known as the molasses field; thence running westwardly a distance of 30 feet; thence running northweswardly in a line parallel to the line running from the Kimes or Aunt Belle Road to the four acre field known as the molasses field; thence running eastwardly a distance of 30 feet to the beginning corner; consisting of a right of way thirty (30) feet in width, running from the Kimes or Aunt Belle Road to the four acre molasses field.

The previous and last conveyance being a Warranty Deed dated June 5, 1983 from J.G. Phillips, a single person, to Harold R. Phillips and James D. Phillips, and same is of record in W.D. Book 222, Page 486 in the Register’s Office of Overton County, Tennessee.

TERMS OF SALE: 15% down the day of the sale, balance due upon confirmation by the Court.
